Lead generation · capture every visitor

Turn website traffic into leads, in seconds.

A real estate chatbot generates leads by engaging every website visitor instantly — in about two seconds — capturing their contact details and buying intent through natural conversation, then routing that lead straight to the agent before a competitor replies to the same enquiry.

Speed-to-lead, with the maths

A lead’s value decays by the minute.

A property enquiry is worth the most the second it arrives and less every minute after. This is why an instant reply generates leads a next-day callback never will. The figures below are published speed-to-lead findings from the wider sales research — industry benchmarks, not our client data.

These are cross-industry speed-to-lead findings, presented to illustrate the decay curve — they are not measurements of our own clients, of whom we currently have none.

Worked example

What that curve is worth on a real agent’s traffic.

The numbers below are a modelled illustration — plug in your own traffic on a call. The commission figure is the one hard fact: the median US commission on one side of a deal runs about $8,000–$11,000.

The point isn’t the exact conversion rate. It’s that half your enquiries arrive when you can’t answer, the decay curve quietly kills most of them, and catching even a single one that would have gone cold pays for a year of the service several times over.

See what the service costs
Website visitors / month1,500
Start an enquiry (~2%)30 / mo
Arrive after hours (~50%)15 / mo
Otherwise-cold enquiries / year~180
Recovered at just a 2% close~3–4 deals
Value at ~$8k–$11k each+$24k–$44k

Illustrative model. The close rate is deliberately conservative; the commission band is the real median. One recovered deal alone more than covers the year.

How the leads get captured

Every visitor engaged, nobody left on read.

Lead capture isn’t one feature — it’s catching the visitor at each of the moments they’d normally slip away: the instant they arrive, the second they abandon a form, and the evening hours no human is watching.

Instant engagement, in about two seconds

The assistant opens the moment a visitor lands, answers their property question with your real listings, and captures contact details inside that helpful exchange — not behind a cold form. A visit that would have bounced anonymously becomes a named lead before they think to leave.

  • Replies in ~2 seconds, day or night
  • Catches form-abandoners — intent is captured before the send button
  • Answers with actual properties, so the conversation is worth having

After-hours and weekend capture

Around half of property enquiries arrive when you’re unavailable — evenings, weekends, mid-showing. Those are the leads the decay curve punishes hardest. The assistant answers them the same way it does in office hours, captures the lead, and books the viewing while you sleep.

  • No “an agent will contact you” — it actually helps
  • Books viewings straight into your calendar overnight
  • The lead is in your CRM by morning, not gone to a rival

Routed to your CRM, with follow-up ready

A captured lead is worthless in a chatbot dashboard nobody opens. Every lead lands in Follow Up Boss, kvCORE or HubSpot as a new record with the full transcript attached — so your follow-up starts warm, knowing what they asked and what they want.

  • New CRM lead with transcript and captured intent
  • Booked viewings synced to your calendar
  • Follow-up prompts so no captured lead goes stale

Where it stops

What lead capture won’t do.

A chatbot is a capture-and-route machine, not a closer. Being straight about the edges is how you avoid paying for something that can’t pay you back.

  • It captures and routes — it doesn’t nurture to close. It gets you the named, intent-tagged lead in seconds. Turning that lead into a signed client is still relationship work, done by you or an ISA.
  • It needs traffic to feed on. Under roughly 200 website visitors a month there simply aren’t enough enquiries for lead capture to matter. Fix traffic first — we’ll tell you that before taking a penny.
  • A bad landing page still loses leads. If visitors bounce in two seconds because the page is slow, confusing or off-market, the assistant never gets the chance to engage them. It amplifies decent traffic; it can’t rescue a broken page.
  • Capture isn’t qualification. Catching the lead and working out whether it’s worth your Saturday are two jobs. The same bot does both, but they’re different — see lead qualification.

Lead generation questions

How the capture actually works.

If your setup or traffic is unusual, ask on the call — we’ll tell you honestly whether lead capture is worth it for you yet.

How does a chatbot generate real estate leads?

It generates leads by engaging every website visitor the instant they land — in about two seconds — instead of waiting for them to find and fill a form. It answers their property question with real listings, captures their contact details and buying intent inside that conversation, then routes the lead to you before a competing agent replies. The lead is created out of a visit that would otherwise have left no trace.

Does it actually capture leads that would have left?

Yes — that’s the point of it. Most website visitors never complete a contact form; they browse, get one question unanswered, and go. A chatbot catches those people mid-hesitation, answers the question, and turns an anonymous bounce into a named enquiry. It also catches form-abandoners — the people who started typing, then stopped — because the conversation has usually captured their intent before they reach the send button.

Does it work after hours and at weekends?

Yes, and that is when it earns its keep. Roughly half of website property enquiries arrive outside working hours — evenings, weekends, mid-showing — exactly when no human is at the desk. The assistant replies in seconds at 11pm the same way it does at 11am, captures the lead, books the viewing if they want one, and has it waiting in your CRM by morning instead of gone to whoever answered first.

Where do the captured leads go?

Straight into your CRM — Follow Up Boss, kvCORE or HubSpot — as a new lead with the full conversation transcript attached, so you see what they asked and what they want before you ring. If they booked a viewing, it lands in your calendar too. Nothing sits in a chatbot dashboard you have to remember to check; the lead arrives where you already work.

What does each captured lead cost?

There is no per-lead fee. The service is a one-time build plus a flat monthly management fee, so a busy month and a quiet month cost the same and every extra lead is effectively free. The more traffic you send it, the lower your real cost per lead falls. The full price bands are on the pricing page.

What’s the difference between lead capture and lead qualification?

Capture is getting the name and contact details of someone who would otherwise have left — that’s what this page is about. Qualification is the next step: working out budget, area, timeline, financing and whether they already have an agent, so you know which captured leads are worth calling first. The same assistant does both; see lead qualification for how the scoring works.
